What is the Greek Golden Visa?

The Greek Golden Visa is a residency-by-investment program that grants non-EU nationals and their families a 5-year renewable residency permit in exchange for a qualifying real estate investment in Greece.

Launched in 2013 under Law 4251/2014, it quickly became one of the most popular Golden Visa programs in Europe — and for good reason. Greece offers no mandatory residency requirement, full Schengen Area travel rights, and a relatively straightforward application process.

Unlike citizenship programs, the Golden Visa does not automatically grant a Greek passport. However, after 7 years of continuous legal residency, holders may apply for Greek citizenship.

Important — 2024 threshold changes: As of August 2024, the minimum investment was raised to €800,000 in high-demand areas (Athens, Thessaloniki, Mykonos, Santorini, and islands with a population over 3,100). The €250,000 threshold still applies to all other regions.

The investment amount is the total purchase price, not the mortgage amount. The full amount must be paid in cash — mortgages do not qualify toward the minimum threshold.

Step-by-step application process

The Greek Golden Visa application typically takes 2–4 months from purchase to permit issuance. Here's what to expect:

Choose and purchase your property

Select a qualifying property, agree terms with the seller, and complete the purchase through a licensed Greek notary. You'll need a Greek tax number (AFM) and a Greek bank account.

Prepare your application documents

Gather required documents: valid passport, title deed, proof of payment, property insurance, recent photos, and medical insurance valid in Greece. All documents in foreign languages must be officially translated.

Submit application at the Migration Authority

Submit the application in person (or via a licensed lawyer with power of attorney) at the Migration Authority (Αποκεντρωμένη Διοίκηση) in the region where the property is located. A receipt is issued immediately, valid as a temporary residency document.

You must appear in person at the Migration Authority to submit fingerprints and a photo. Family members must also attend if included in the application.

Who is included?

The main applicant's spouse or registered partner, children under 21 (or up to 24 if financially dependent and enrolled in education), and parents of both the main applicant and spouse are all included in the single investment.

Frequently asked questions

Do I have to live in Greece to keep the Golden Visa?
No. There is no minimum residency requirement. You can live anywhere in the world and still renew your Greek Golden Visa, as long as you continue to own the qualifying property.
Can I rent out my Golden Visa property?
Yes. You are free to rent out the property — short-term (Airbnb) or long-term — without affecting your Golden Visa status. Greece has a strong short-term rental market, particularly on the islands, making many Golden Visa properties also strong investment assets.
Can I use a mortgage to reach the minimum investment?
No. The full qualifying amount must be paid in cash (bank transfer). The mortgage portion does not count toward the minimum investment threshold. However, you can take a mortgage for amounts above the minimum — for example, pay €250,000 cash and mortgage any additional amount.
How long does the application take?
From property purchase to receiving the residency card typically takes 2–4 months. A temporary receipt issued at submission is valid as a residency document, so you can travel to Schengen countries from day one of submission.
Can I buy multiple properties to reach the threshold?
Yes. You can combine multiple properties to reach the minimum threshold, as long as they are all purchased simultaneously and the total value meets or exceeds the minimum. All properties are listed in the same application.
Does the Golden Visa lead to Greek citizenship?
Not directly. After 7 years of continuous legal residency in Greece (meaning you must actually live in Greece), you may apply for Greek citizenship. The Golden Visa itself is a residency permit, not a citizenship program — and it does not require you to live in Greece.
Can I sell the property after getting the visa?
You can sell the property, but doing so will invalidate your Golden Visa. To maintain your residency status, you must hold a qualifying property for the entire duration of your permit. If you sell, you would need to reinvest in another qualifying property to renew.
Do I need a Greek lawyer?
It is strongly recommended, though not legally mandatory. A licensed Greek lawyer can handle the entire process on your behalf via power of attorney — from due diligence on the property to submitting the residency application. Legal fees typically range from €2,000–€5,000 depending on the complexity.
